FOUNDATION - Height as per plan. 8" poured concrete wall on 20" by 8" concrete footing, damproofed, Big 0 drain pipe around footing, all labor and material provided. 3" concrete polished floor on 6 mil poly vapor barrier. Garage area floor is on 6" x 6" metal mesh. FLOOR STRUCTURE - Sill plates 2" x 6" spruce on sill gasket, center 2' x 4' bearing Wall. Steel beams where required are supplied. Joist are 2" x 10" on 12" or 16" centers as required by code. 1" x 4" cross bridging of floor is included. 5/8" T & G plywood floor. 1/4" sub floor is installed in kitchen, entry and bathrooms. WALL CONSTRUCTION - Exterior walls and garage walls are 2" x 6" pre cut studs 16" on centre double 2" x 6" top plate, single bottom plate, 1" Styrofoam insulation sheathing, wyndbrace metal diagonal bracing, R20 fibreglass insulation, 6 mil CHMC approved vapor barrier, (garages are not insulated). Interior walls are 2" x 4" on 16" centers single top plate single bottom. Shutters, window grills and ornamental vents are included where shown, front elevation only. ROOF CONSTRUCTION - Engineered roof trusses for all models, girder trusses as required for code, sheathing is 1/2" plywood with metal "H" clips, roofing is (your choice of color) 20 yr. shingles, 90 lb. roofing in valleys, roof is vented with dome vents or gable vents as required. R40 insulation is "blown in" in flat ceilings, hand placed batts in sloped ceilings, aluminum eavestroughs are included. WINDOWS & DOORS - All windows are Martin pvc casement windows, garden doors are P.H. Tech, energy effective exterior steel doors. Garage doors are steel sectional, insulated, with automatic opener. EXTERIOR FINISH - Maintenance free exterior - vinyl siding (your choice of color), aluminum fascia board, vinyl soffit is included. INTERIOR FINISH - All main floor walls and ceiling areas are 1/2" gyproc, taped, sanded and painted 2 coats (1 primer, I finish coat). Interior trim is 800 series colonial style, raised panel doors, paint grade colonial casing and baseboard, one closet pole and one shelf per closet, 4 shelves in linen closet, round brass door knobs and brass hinges are standard, interior trim is painted two coats (1 primer, 1 finish coat). Any kneewalls in basement are insulated, vapor barriered and gyproced but not taped or sanded or painted. FRONT STEP - Consists of a 6' x 4' landing of pressure treated lumber, steps as required, rail to be 2" x 2" uprights with 2" x 6" side rail or per plan if front deck is part of structural detail. Rear patio is 10' x 14', pressure treated lumber ( no stairs to ground ) PLUMBING - Standard quality, brand name fixtures like Gerber, Bootz and Reginox are used, all plumbing is to code, two outside faucets and dishwasher hook up are included, double kitchen sink, clothes washer hook up is included, (no laundry tub), 1/2 horse power submersible well pump is included (up to 300 feet total piping). 3/4 fiber glass tubs are included in the price. ELECTRICAL - All electrical to Canada Electric Code and inspected. Locations for plugs, lights, switches etc. may be discussed with electrician. Special effects lighting i.e. pot lights, exterior floodlights etc. are extra. Basement floor area has some lighting (not to completed basement requirements).Electric heat is included with a 60 gallon electric hot water heater. CARPET & CABINETS - These items are selected from samples available from Haliburton Homes within the budget allowances as per each floor plan. A wide variety of alternatives are available for individually customized homes. LIGHT FIXTURES - Purchaser may select from displays at recommended lighting outlets or provide the fixtures of their choice (refer to budget allowance for each model). Allowance is to include mirrors, range hood, doorbell and bathroom towel bars etc. EXCAVATION - The excavation allowance includes machine time to make the driveway, dig the hole and fill back against the concrete wall with on site material, dig necessary trenches to well, gravel under concrete floor and for perimeter pipe and drain. Imported or off site fill and blasting if required are extra. Finish is rough grade only - two tandem loads of gravel for the driveway. Average driveway length of 60' is allowed for. Trucking of up to 5 loads of stumps and brush is included. Builder does not burn brush. SEPTIC SYSTEMS -Will be engineered by a qualified person with referance to the master plan (approved by the dept. of environment).. The septic tank, sand gravel, pipe, excavation and labor are all included - rough grade only - septic covered with on site material. "Extra" - Rock breaking if required, pump up systems, imported or off site fill, low profile septic tanks. Price is based on a C-1 system. In some situations (ie: bedrock, septic) design and cost may change when installation is attempted. WELL - All well drilling costs including set up, 20-ft. casing, well cap and driveshoe are included (to a maximum depth of 200ft.)Quantity and quality of water are not guaranteed. Initial bacteria test is included. Water conditioner if required, is not included . See plumber for well pump and pipe. 1/2 horse power pump is included. CARPENTRY LABOUR - Tradesmen will be supplied by Lorenda Construction Ltd. to frame the main structure in a professional workmanlike manner. This is one of the most exciting time frames of the construction of your home as daily progress is very rapid. It is recommended you visit the site on a regular basis with your camera to preserve the memories! Very close attention to detail is maintained in the installation of the interior doors and trim. MISCELLANEOUS - The trees and brush will be cleared from the immediate home site allowing room for excavated earth placement. The driveway and septic area will be cleared also. Burning will be done as season permits. The surveyors location drawing of your footings is provided and five (5) copies of plans are included. A seven (7) year Atlantic New Home Warranty Protection is provided by the builder. Central vacuum system, 5 cable TV outlets and 5 telephone rough in are all coordinated and supplied. (Vacuum machines & hook ups are extra.) Builder carries liability insurance to protect against claims related to builder or his sub trades. Heat exchanger is included in all models. HST is included, rebate assigned to builder.Dishwasher and range hood must be on site at time of installation of plumbing & electrical fixtures. Please feel free to consult with contractor for itemized breakdown of costs to see if there are areas that you may like to do yourself to save money and increase your equity. ITEMS NOT INCLUDED - But available as additions. Brick or masonry, fireplace or flues, stucco,landscaping, decorating, furniture or appliances (bathtubs, sinks, toilets etc. are included) rock breaking or blasting, imported or off site fill for septic or backfilling, fire and theft and general liability insurance as would normally be required by owner. Proposed lower floor areas are not finished. Removal or burning of brush is not included during restricted burning periods. Outside spotlights, pot lights and specialty lighting are not included. Whirlpool tubs, water conditioners or specialty fixtures are not included in the price. Winter heat and driveway plowing are extra.
